Moving to a Rural Property in Dumfries & Galloway: What to Expect

Moving to a Rural Property in Dumfries & Galloway: What to Expect!

Take any location in the UK and none will compare to the beauty and affordability of living in Dumfries and Galloway. However, for many people the draw is the rural nature of the landscape, the space, the quiet, the landscapes, and the sense of a different way of life. But if you’re coming from a city like Edinburgh, Glasgow or Carlisle, rural life in Dumfries and Galloway comes with a set of practicalities that your estate agents may not have mentioned!

Here at Kenneth Hayton Removals, we’ve moved hundred of families into rural properties across Dumfries and Galloway since 1995. The below is an honest guide of what to expect when moving into a rural property in the area based on our 30 years of experience.

First Challenge: Access!

Before you think about anything else to do with your move to Dumfries and Galloway, think about the access to your property. Rural Dumfries and Galloway has an enormous number of properties that can only be accessed by single-track lanes, farm tracks, and roads that feel like they were designed for a horse and cart rather than a 7.5t removal truck!

This matters most on moving day. As part of our pre-move survey, we always ask about access. Be sure to be honest with the removal company about the final approach to your new home. Google maps normally won’t cover farms tracks, so we need to know about tight access, low bridges and even if there are passing places on the road.

However, the good news is that we’re local to the area and thankfully know most of these roads like the back of our hands. So where tight access restricts us from using a larger 7.5t removal truck, we can split the load into two smaller 3.5t vans to ensure we get your furniture to your new home safely and without compromise. We’ll always advise you on the best approach once we’ve had a look ourselves, which is exactly why we ask for a pre-removal survey before we start talking costs.

Heating: Oil, LPG, or Solid Fuel?

Due to the rural nature of some of the properties in Dumfries and Galloway, many aren’t connected to the mains gas grid. Instead, these homes use heating oil (kerosene), LPG, or solid fuel (wood-burning or multi-fuel stoves). If you’re used to a gas-heated home, this could be a significant adjustment for you to get used to.

Before you move into your rural home in Dumfries and Galloway, be sure to check the following:

  • The size and current fill level of the oil or LPG tank
  • When it was last serviced, and by whom
  • Whether the boiler has been recently maintained
  • Is there a service contract in places for the boiler and burner

Order a tank fill before you move in if the level is below a quarter. If you’re heading into Autumn or Winter make sure you’ve got it well topped up, as running out of heating oil in a rural property in the middle of winter is utterly miserable. Prices also fluctuate, so figure out your usage rate and try to fill up during the summer months when the prices are at their lowest.

Water: Mains or Private Supply?

You may be used to your property being connected to Scottish Water’s mains network, however, some rural properties are served by a private water supply from a borehole or a spring. Although this isn’t necessarily a problem (it can actually work out cheaper!), but it’s worth knowing about before you move in.

A private water supple will require:

  • Periodic Testing (local authorities can advise on the frequency of the testing)
  • A UV filter or treatment system, typically already installed as standard
  • Occasional maintenance of the pump and storage tank.

If the property has a private water supply, ensure it’s been surveyed as part of your Home Report, and you have all the details of any treatment systems that are installed.

Sewage: Is There a Septic Tank?

Again, some rural properties won’t be connected to the mains sewer due to the remote location. Instead they rely on a septic tank or similar treatment system (SUDS or Bio-Pure systems). Although perfectly manageable, before you move in you need to know exactly what you’ve got.

Key Questions to Ask about a Septic Tank before Moving In:

  • When was the tank last emptied? (Every 1-3 years is typical)
  • Who empties it? (Local contractors handle this routinely)
  • Is the soakaway in good condition?
  • Has it been inspected recently?

Having a blocked or overdue septic tank can be a nightmare when you move in. So get the details from the seller as part of the conveyancing process and preferably a the contact details of the contractor they’ve used to clean the tank in the past.

Broadband: Check Before You Commit To Buying

Although we’ve covered this elsewhere on our blog, in the context of relocating to rural Dumfries and Galloway, it bears particular importance. The speed of rural broadband can vary dramatically, and what some would consider a good speed might not be enough to stream a single video.

Be sure to check the available speeds at the exact property address rather than just the postcode or nearest village before you buy. Ofcom’s broadband checker is usually the best place to start, and as of 2026 we would recommend nothing less than a fibre connection to your home.

However, if a fast broadband connection isn’t available through traditional means, then be sure to check out Starlink. Although a bit pricier, it does offer a solid and fast connection almost anywhere in the world.

Be sure to also check out the mobile signal where you’ll be living. If you’re broadband fails you’ll want a decent phone signal you can use as a temporary back-up option.

Finding Local Tradesmen: Book Early & Build Relationships

Unlike a city full of people from all vocations, out in rural Dumfries and Galloway the pool of available trade peoples is significantly smaller. You’ll find the good ones are booked up for months at a time. So if your new home needs work (and many rural properties do), start reaching out to local trades people before you move in.

Don’t assume you’ll be able to get a plumber, electrician, or joiner out quickly if something goes wrong. The reality of rural Dumfries and Galloway is that reliable trades are in demand, and the waiting times can be longer than you’d expect from the old city life. The best way to combat this is to build good relationships with local trades people to ensure they’ve got your back should the worst happen.
